Part 1 — Co-Living
💡 Core definition
A co-living is a shared residential or hospitality space intentionally designed to foster community among residents — not simply a house with spare rooms. The defining characteristic is that communal life is built into the offering, not incidental to it.
Pillar 1 — Communal space required: at least one pillar
  • Shared kitchen or dining area where guests cook and eat together
  • Lounge, common room, or living area for informal interaction
  • Rooftop, garden, courtyard, or outdoor terrace used communally
  • Shared media room, games room, or relaxation space
  • Dedicated event or workshop space open to all residents
Pillar 2 — Co-working infrastructure
  • Dedicated desks or workstations separate from sleeping areas
  • High-speed WiFi with clearly stated speed (minimum 50 Mbps recommended)
  • Ergonomic seating and sufficient power outlets
  • Optional: phone booths, meeting rooms, or quiet zones for calls
  • Optional: communal office culture — whiteboards, monitors, standing desks
Pillar 3 — Built-in community (digital nomad focus)
  • Regular community events, dinners, or outings organised for residents
  • Curated resident onboarding — welcome sessions, introductions, community guidelines
  • Operate or partner with an established digital nomad network or program
  • Skill-sharing, mentorship, or collaborative work facilitated among residents
  • Minimum stay supporting genuine community building — typically 14+ nights
⚠️ Spaces that do not qualify
Standard short-term rentals (Airbnb-style), hotels, serviced apartments with no communal infrastructure, or private villas with no shared spaces do not qualify as co-livings on CoDNX, even if multiple guests stay simultaneously.

Tips for a Great Listing
CoDNX takes a 5% platform fee on experience earnings (calculated on gross profit after venue costs). By default, co-living payments are collected in person at the property — connect Stripe via profile-settings to enable direct online payments for both co-living stays and experience bookings. Experience payments are captured at booking and processed only once the venue cost threshold is met — participants are never charged for experiences that do not reach activation. Auto-approval for reservations can be enabled from your reservations page — manual review is on by default. For support, use the in-app chat or visit the help centre.
